Project Management

Keep your team and decisions moving together.

Project Management brings the different parts of your project into one coordinated plan. It helps you follow the team, key dates, budget information and decisions ahead, whether you are planning a development, improving a property or moving through construction.

Our role includes representing your priorities as the owner, organizing meetings, following up on actions and keeping you informed. We agree on how decisions are handled before work begins. You keep the approvals assigned to you, and your contractor and design team remain responsible for their work.

What we need
Your goals, team contacts, plans, contracts, current budget, schedule and decisions that need attention.
What you receive
A clear list of responsibilities, meeting notes, decisions, follow-up actions and regular project updates.
How we work
Agree on the work, update schedule, who approves decisions and when we can begin.

Construction Management

Stay informed as construction moves forward.

Construction Management focuses on the active building stage and the decisions you need to make as the owner. It brings construction updates, meetings, schedule changes and budget questions into a clear process so you can follow what is happening.

We coordinate with your contractor and consultants using their reports and any site visits included in the agreement. Our service does not replace the contractor’s site supervision and safety program, or required inspections and certifications. We agree on our coordination duties and authority before work begins.

What we need
The construction schedule, contractor updates, current budget records, requested changes and open issues.
What you receive
Construction meeting notes, progress updates, schedule tracking and a list of issues needing a decision.
How we work
Agree on meetings, site visits, reporting and the decisions reserved for you and your contractor.

Preconstruction Planning

Resolve the planning questions before work starts.

Before construction starts, the planned work, budget and schedule need to fit together. Preconstruction planning helps you organize the questions that need answers as you move from an idea toward choosing a contractor and starting work.

We bring together the information your team provides, track tasks that depend on earlier decisions and highlight missing details. That gives you a clearer view of what is ready and what still needs attention. Your architect, engineer and other qualified people handle design, permits and technical decisions.

What we need
Available plans, your requirements, budget assumptions, target dates and feedback from your team.
What you receive
A preparation checklist, a summary of the planned work, key dates and questions still to resolve.
How we work
Identify the information and reviews needed before selecting providers or starting construction.

Contractor & Consultant Selection

Make proposals easier to compare.

Contractor & consultant selection helps you compare the proposals you receive from contractors and consultants. Different prices may include different work, allowances, exclusions or schedules. A clear comparison helps you understand the differences before making a choice.

We organize proposal requests, collect answers to your questions and put the options side by side. You select the provider and use the appropriate legal and technical advisers to review the agreement. Our role is to keep the information and follow-up organized.

What we need
What matters to you in a provider, the planned work, your selection timetable and the proposals received.
What you receive
A proposal comparison, a list of included and excluded work, and answers to outstanding questions.
How we work
Agree on who contacts providers, who reviews technical details and how you make the final selection.

Fund Control Management

Keep the funding paperwork organized.

Fund Control Management supports Project Management and Construction Management by keeping the budget and funding records easy to follow. It tracks invoices, payment requests, approval status and reported payments so you and the people funding the project can work from the same records.

We agree on the paperwork and review steps, then track requests and follow up on missing information. We do not hold your money or approve funding on our own. Funds stay with the capital provider, bank or escrow company, which releases them through the agreed approval process.

What we need
The budget, funding requirements, invoices, previous payment records and the people responsible for approvals.
What you receive
Budget updates, a list of payment requests and approvals, and records of reported payments.
How we work
Confirm who reviews each request, who can approve it and which company holds and releases the funds.

Construction Payment Requests

Make each request for funds easier to follow.

A draw is a request for money from the project’s funding account. Our construction payment-request service organizes the paperwork for each request, especially when invoices and supporting records arrive from several people or reviewers are waiting for missing information.

We assemble the documents, keep a list of missing items and follow up with the people reviewing the request. The people appointed to inspect the work, approve funding and confirm technical requirements remain responsible for those decisions. Your capital provider or other fund holder makes payments through the agreed process.

What we need
The capital provider’s checklist, invoices, payment applications, progress reports and any required lien waivers.
What you receive
An organized document list, request status updates and a checklist of missing items.
How we work
Agree on the documents needed, who provides them, who reviews the request and how questions are resolved.

Budget & Change Management

Show what a change means for the budget.

A change order records a proposed change to the agreed construction work or price. Before you approve it, you need to understand what changes and how it affects the budget. This service tracks requests, approved costs and the money set aside for unexpected expenses.

We compare your team’s records with the agreed budget, distinguish requested changes from approved work and highlight differences that need an explanation. You and the people appointed to review technical and contractual matters make the approvals assigned to you.

What we need
The original budget, contracts, requested changes, approvals and your team’s updated cost estimates.
What you receive
A change list, budget comparisons, tracking of unexpected costs and a summary of decisions needed.
How we work
Agree on who supplies estimates, reviews the work, approves changes and updates the budget.

Completion & Handover

Prepare for completion and the handover.

Closeout means finishing the remaining work and handing over the documents needed to run the property. This service helps you organize outstanding items, warranties, instructions and key dates as construction ends and the building moves toward use.

We track the records and remaining work supplied by your project team and coordinate with the people who will operate the property. Required inspections and completion approvals stay with the people appointed to provide them. Any leasing or operating role is agreed separately.

What we need
The remaining-work list, handover requirements, target dates, warranties and operating documents available.
What you receive
A completion checklist, document list and handover plan showing who handles each item.
How we work
Agree on the records needed, responsible people, update schedule and the support included in the handover.
